Do I need planning permission for a patio?
A patio in a back garden at ground level usually does not need planning permission. Paving more than 5 m² of a front garden does, unless the surface is permeable (gravel, permeable block paving) or rainwater runs off onto a lawn or border. Listed buildings always need consent first.
What about a raised patio or terrace?
Under permitted development rules, a raised platform more than 30 cm above the ground needs planning permission. On sloping gardens this comes up often, so it is worth raising at the quote visit.
Porcelain or natural stone?
Porcelain is uniform, stain-resistant and needs little upkeep. Natural stone such as sandstone or Yorkstone varies piece to piece and suits older stone houses. On a conservation-area property, matching the local stone is often the better choice.
